Asbestos Wall and Ceiling Removal – Laundry Renovation, Spotswood VIC
Precision Environmental was engaged to complete internal asbestos removal works at a residential property in Spotswood VIC. The works were limited to two areas of the home, being the small laundry room and the large laundry room, to allow renovation works to proceed safely.
This project required careful control due to the confined internal work areas and the presence of adjoining finished spaces.
All works were completed in accordance with the Occupational Health and Safety Act 2004, the Occupational Health and Safety Regulations 2017 Part 4.4 Asbestos, and the WorkSafe Victoria Compliance Code Removing Asbestos in Workplaces.
Project Overview
The client was preparing for renovation and required licensed asbestos removal of identified wall and ceiling linings within the laundry areas. Internal asbestos removal requires proper exclusion controls, dust management, and compliant waste handling to prevent contamination of adjoining rooms.
Scope of Works
- Establishment of designated asbestos removal work areas within both laundry rooms
• Installation of compliant barricading and signage
• Protection of floors, doorways, and surrounding finishes
• Controlled removal of asbestos containing wall linings
• Controlled removal of asbestos containing ceiling linings
• Removal of associated fixings and contaminated debris
• Removal of timber framed sink unit and laundry sink in the small laundry
• Windows retained in place and not removed
• Progressive cleaning throughout the works
• Final detailed clean of both laundry areas
All removal was completed using controlled manual methods appropriate for non friable asbestos materials. Care was taken to minimise breakage and manage debris during removal.

Waste Handling and Disposal
All asbestos waste was handled and disposed of in accordance with EPA Victoria requirements. This included:
- Correct wrapping and sealing of asbestos waste
- Labelling and segregation from general waste
- Transport by an approved carrier
- Disposal at a licensed asbestos facility
