Can I Leave Asbestos In Place or Does It Have to Be Removed?

We get this question a lot especially from property owners doing renovations or looking to keep costs down Can I just leave the asbestos where it is.

The short answer is yes you can in some cases but there are rules.

Here’s what matters

Is it friable
If the asbestos is friable meaning soft dusty or likely to break apart it must be removed by a Class A licensed contractor. It cannot legally be left in place.

Is it in good condition
If the asbestos is bonded and undisturbed like eave sheeting or wall lining in good condition it might be able to stay as long as there’s no risk of damage or disturbance.

Is it going to be disturbed
If you’re planning demolition cutting or drilling near it has to be removed first otherwise you could be releasing fibres into the air.

Is encapsulation an option
In some cases we can seal or encapsulate asbestos sheeting instead of removing it. This involves using a bonding agent or wrap system to lock the fibres in and make it safe short term.

Do you have a management plan
For commercial or multi unit sites where asbestos is left in place you must have an asbestos management plan under WorkSafe Victoria guidelines. This includes signage inspections and access restrictions.
